Pursuant to District of Columbia Condominium Act of 1976, Section 313 and under the power of sale contained in the Declaration and Bylaws of the Condominium, recorded on January 21, 1982 as Instrument Number 01927  and as Instrument Number  01928, and as amended, and in accordance with Public Law 90-566 and D.C. Unit 2407 of the Council of Co-Owners of Channing Court Condominium, Inc. designated on the Records of the Assessor of the District of Columbia for assessment and taxation purposes as Lot 2036 in Square 4112. Terms of sale: Sold Subject to the provisions, restrictions, easements and conditions as set forth in the Declaration of Condominium, the By-laws relating thereto, and any and all amendments thereto existing deed(s) of trust and real estate taxes, as applicable; the purchase price above said trust(s) to be paid in cash. Also sold subject to any other prior liens, encumbrances and municipal assessments, if any, as applicable, further particulars of which may be announced at time of sale.  A deposit of $4,000.00 will be required at time of sale, such deposit to be in cash, certified check, or in such other form as the attorney for the Owners’ Association may require in her sole discretion.  All conveyancing, recording, recordation tax, transfer tax, etc. at purchaser’s cost.  All adjustments made as of date of sale.  The balance of the purchase price, together with interest at the rate of 10% per annum from date of sale to date of receipt of the balance of the purchase price, must be paid in cash or by cashier’s or certified check and all other terms to be complied with within 30 days, otherwise deposit is forfeited and the property may be re-advertised and sold at the discretion of the Owners’ Association and at the risk and cost of the defaulting purchaser.  Association shall convey a deed pursuant to D. C. Code Section 42-1903.13 (c) (1) and (3) as amended, and make no further representations or warranties as to title. The Association reserves the right in its sole discretion to rescind the sale at any time until conveyance of the deed.
