REAL PROPERTY
 
By virtue of a Writ of Execution, issued by the Circuit Court of Maryland for Frederick County, and to me as Sheriff of said County, directed at the suit of Tyler Donegan Duncan Real Estate Services INC ET AL. Case No. 10-C-17-000401, I have, levied upon, seized, and taken into execution all the right and title, claim, interest, and estate both at law and in equity of the said Jacqueline Pieterse, of, in, to, and about the following described property to wit:
 
  Being all of Lot 1 on the “Combined Preliminary/Final
  Plat, Lots 1-3, Section I, Mountain Midst, Addition Plat
  Laneve Addition to Laneve” containing 3.0037 acres of
  land, more or less, recorded in Plat Book 65, Page 17,
  among the Plat Records of Frederick County,
  Maryland.
 
  Being all and the same real estate conveyed by JACK
  C. HARLEY, JR. and VIRGINIA C. HARLEY, his wife,
  to JOHN R. LIBEAU and JACQUELINE K. LIBEAU, his
  wife by Deed dated July 21, 2005 and recorded among
  the Land Records of Frederick County, Maryland in
  Liber 5471, folio 514. 
 
  TOGETHER WITH all and singular the buildings and
  improvements thereon, and all the rights, ways, roads,
  waters, easements, privileges and appurtenances
  thereunto belonging or in anywise appertaining.

The described property will be sold subject to reservations of title, subject to prior liens of record, and to all claims known and unknown. The cost of conveyance, unpaid taxes, and outstanding senior liens must be paid by the purchaser(s) to obtain clear title.
 
I hereby give notice that I will sell all the right, title, claim, interest and estate both in law and in equity of the said Jacqueline Pieterse, of, in, to, and about the above described property to the highest bidder for cash at the Frederick County Courthouse Door, 100 W. Patrick Street, Frederick, Maryland, on August 10, 2020 at 10:00 A.M.
 
TERMS: A deposit of $5,000 will be required at the time of sale, balance due within 10 days after ratification from the Courts. Deposit and remaining balance must be paid in U.S. currency or certified check made payable to "Sheriff of Frederick County". No personal or business checks will be accepted.
 
In the event of default by said purchaser(s) and at their risk and expense, the Sheriff may declare the deposit forfeited and resell the premises. In such event the defaulting purchaser(s) will be liable for payment of all costs and expenses of both sales. The forfeited deposit, less expenses, will be credited toward the judgment after the final ratification. This sale will be final after ratification from the Courts.
